PESHAWAR: The most recent census data highlight the growing need for housing solutions as Pakistan struggles with a continuous population surge.
Peshawar, the capital of Khyber-Pakhtunkhwa (K-P), where the population is growing at an annual pace of 3.99%, according to data from the Bureau of Statistics, is a prime example of this tendency.
Sources claim that because of the increased need for housing, gated communities have proliferated as many housing societies want to take advantage of the rising demand for housing.

However, the dilemma of unlawful construction has emerged as a result of the hurry to meet this demand.
The University of Peshawar’s Head of the Environmental Science Department, Professor Dr. Nafees Mohammad, emphasised the critical issue by stating that Peshawar needs to build 1.5 million new homes every year to accommodate its growing population.
In spite of this need, a number of housing societies have started building gated communities without the necessary approvals, taking advantage of the housing shortage for their own financial gain.
The Peshawar Development Authority (PDA) data also showed that between January 2018 and November 2021, the authority received 237 applications for housing societies, just 8 of which were accepted, while the remaining 18 were still being considered.
However, a sizable portion of applicants decided to move forward with building despite without official approvals.

Consequently, according to PDA data, Peshawar is currently home to 161 unlawful housing societies.
33 of them have been sent for inquiry to the National Accountability Bureau (NAB).
Dawood Shah, the assistant director at PDA, confirmed these numbers and emphasised that, as a result of recent legislative changes, housing societies now fall under the purview of the local government department.
This change has raised questions about what will happen to unlawful societies and whether they would be destroyed.
In addition, the environmental specialists expressed concern about the long-term effects of unchecked urban growth.
The University of Peshawar’s Head of the Department of Geography and Geomatics, Professor Dr. Atta-ur-Rehman, expressed shock at the city’s rapid urbanisation and subsequent loss of open space.
He cited the absence of government initiatives to save the environment and advance green building techniques.
Dr. Rehman emphasised the requirement for revised laws that recognise the value of protecting green spaces and water supplies.
The unregulated development of housing societies into agricultural land without such legal frameworks might result in a future with environmental deterioration, water scarcity, and food insecurity, he added.
