The Capital Development Authority (CDA) is set to launch a transformative urban project, Jinnah Square Downtown, along Islamabad’s prominent Srinagar Highway and Murree Road. Spanning approximately 5,400 kanal, this ambitious mixed-use development aims to reshape the capital’s real estate and commercial landscape by offering a blend of residential, commercial, and recreational facilities.
Strategically located between Rawal Dam and the Margalla Hills, the proposed site extends from the One Constitution building to the vicinity of the Bhara Kahu Bypass. This prime location enhances its appeal to both local and international investors, with CDA estimating potential revenues in the trillions of rupees over the next two decades.

Jinnah Square Downtown will feature plots for hotels, residential apartments, commercial areas, a state-of-the-art hospital, and ample recreational zones. In keeping with sustainable development goals, 60% of the project area will be preserved for green spaces, including parks and road networks, while only 40% will be allocated for construction. This design emphasizes environmental consciousness and quality urban living.
Currently, CDA holds over 90% of the land earmarked for the development, with only a small portion in Malpur pending due to adverse possession. The proposal will be presented to the federal cabinet through the Ministry of Interior for final approval. Upon approval, international consultants will be engaged for the planning and execution phases to ensure the project meets global standards.
The initiative stems from site visits led by CDA Chairman Mohammad Ali Randhawa, who identified significant underutilized land parcels ideal for urban development. In parallel with this major project, the ongoing construction of an underpass on Murree Road is expected to conclude by the end of May. This infrastructure enhancement will offer direct access to Srinagar Highway, helping to alleviate traffic congestion and improve connectivity to the new development.
Jinnah Square Downtown marks a significant step in Islamabad’s urban expansion strategy, promising to boost economic activity, attract investment, and elevate the city’s infrastructure and living standards.
