ISLAMABAD: The Capital Development Authority (CDA) is planning a cricket stadium with a proposed capacity of 35,000 spectators near Sector D-12, at the foothills of the Margalla Hills. The project has an estimated bid of Rs. 8.9 billion, covering the main stadium structure and supporting infrastructure.
The proposed development includes Rs. 5.8 billion for the stadium structure and Rs. 3.1 billion for external works. These works include approximately three kilometres of connecting roads to improve access to the site. CDA has reportedly started preparations for an approach road, while officials expect construction to begin once the project receives the final go-ahead.

Final Approval and Cost Review Remain Important
Although preliminary work is underway, the start of construction remains subject to final approval. Earlier reports indicated that CDA had asked its consultant to assess whether the Rs. 8.9 billion bid was reasonable. The outcome of that review has not been confirmed in the information currently available.
The proposed location also raises questions about planning and regulatory requirements. The site falls within Zone III, an area where construction restrictions apply. The project’s regulatory status, applicable approvals and the authority’s position on the proposed sports facility will therefore remain important considerations.
Potential Impact on D-12 and Surrounding Areas
If completed, the stadium could provide a major sports venue for Islamabad and attract spectators during cricket matches and other events. Its supporting road network could also improve access to the site from nearby areas.
However, increased visitor traffic may create additional pressure on surrounding roads, particularly during major events. The scale of any commercial or property-market impact will depend on the final project design, access arrangements and actual construction progress.

For residents and property owners near D-12 and Margalla Road, the next key developments will be confirmation of the final approval, the outcome of the cost assessment and clarification of the required regulatory permissions.
The Rs. 8.9 billion proposal represents a significant planned investment in Islamabad’s sports infrastructure, but the project’s construction timeline and implementation details remain subject to official confirmation.
