ISLAMABAD: The Capital Development Authority (CDA) is preparing a phased commercial development scheme along G.T. Road that could generate more than Rs. 500 billion in revenue, according to officials.
CDA Chairman Sohail Ashraf has directed the relevant departments to advance work on the proposed scheme. The project is expected to be introduced in phases, with commercial plots released gradually instead of being offered in a single launch.

The authority acquired the land in 1967. The site covers around 3,550 kanals along a 16-kilometre stretch between EME College and Nicholson Monument. It includes a 200-foot-wide strip on both sides of G.T. Road.
Officials estimate that around 2,000 kanals could be available for commercial development after planning and other requirements are completed. The projected revenue of more than Rs. 500 billion is based on the estimated usable area and an assumed base rate of around Rs. 750,000 per square yard.
The revenue figure is therefore a projection rather than confirmed income. Actual proceeds will depend on the final layout, plot sizes, approved pricing and the terms under which plots are released.
A four-member design committee has also been formed to prepare the scheme’s layout. Deputy Director General Architecture Ali Abdullah is heading the committee. The final design will determine the commercial uses and development arrangement of the site.

The phased approach could allow CDA to release different portions of the land over time. However, the launch schedule, final plot categories and pricing will depend on completion of the planning and approval process.
The proposed scheme is also linked to wider activity along the G.T. Road corridor. Officials have identified potential demand for commercial facilities, including fuel stations, while road improvement work could further support connectivity along the route.
For businesses and property owners near the proposed development area, the project remains at the planning stage. They should monitor official CDA notifications for the final layout, plot release schedule, pricing and applicable development requirements before making decisions based on the proposed scheme.
