PESHAWAR: The Shah Alam tehsil administration has declared 27 housing and plotting schemes illegal, advising the public to avoid booking plots, making investments or conducting land transactions in the listed developments.

The administration has issued the warning as part of efforts to prevent property buyers from entering transactions involving housing schemes that have not secured the required regulatory approvals. Among the schemes identified are City Residencia, New Qurtaba Model Town, Old Qurtaba Model Town, Doctors Colony, Khyber Town and Overseas Colony.

The declaration places the listed schemes under increased regulatory scrutiny and highlights the importance of verifying a housing project’s legal status before purchasing a plot or property. Buyers are particularly advised not to rely solely on marketing material, property dealers or claims made by scheme developers regarding approvals.

Housing schemes in Peshawar are subject to approval requirements from the relevant development and local government authorities. A valid No Objection Certificate (NOC) and approved planning documentation are important indicators that a scheme is operating within the applicable regulatory framework.

The latest action also reflects continuing concerns over unauthorised residential developments in Peshawar, particularly in areas experiencing rapid expansion. Unapproved schemes can create difficulties for buyers involving land transfers, development permissions, infrastructure provision and the formal registration of property.

For individuals who have already purchased files or plots in any of the listed schemes, the announcement highlights the need to verify their current legal and regulatory position directly with the relevant authorities. Buyers should also retain payment records, allotment documents and other transaction paperwork.

Prospective investors considering any housing scheme in Peshawar should independently check NOC status, approved layout plans, land ownership, development permissions and the availability of promised public facilities before making a financial commitment.

The identification of the 27 schemes serves as a reminder that a housing project’s active marketing or physical development does not necessarily confirm its legal approval. Direct verification with the concerned authorities remains an important step in reducing regulatory and financial risks associated with property transactions.
