The Punjab government has approved significant amendments to the regulations governing private housing societies, introducing stricter requirements for plot cancellations, development activities, and society management.

Under the revised rules, housing societies must notify plot allottees before canceling their plots. Notices must be delivered through the Housing Society Management System and registered post.

Societies are also required to provide allottees with at least two opportunities to clear overdue plot installments. Similarly, plots cannot be canceled over unpaid development charges without issuing at least two notices.

The amendments further require applications for new and revised housing schemes to be submitted through a centralized digital system. In low-cost housing schemes, the maximum residential plot size has been capped at five marlas.

Housing societies undertaking unauthorized development work will face daily fines ranging from Rs. 5,000 to Rs. 20,000. The updated regulations also make underground installation of electricity, internet, and other utility lines mandatory.

Following the completion of development work, a seven-member management committee will oversee the society’s affairs. The committee will comprise four resident representatives and three representatives of the project sponsor.
