RAWALPINDI: The Rawalpindi Development Authority (RDA) has issued show-cause notices to the management of Taj Residencia and Saffron City over alleged violations involving housing scheme approvals, marketing and plot bookings.
The action is part of the authority’s ongoing enforcement against unauthorized housing schemes and developments that allegedly operate beyond approved layouts or without the required regulatory permissions.
Notice Issued to Taj Residencia
According to the RDA spokesperson, Taj Residencia has been served a notice over the alleged promotion and booking of plots in the Lotus, Cosmos and Blue Bell blocks.
The authority maintains that these blocks are not included in the approved layout plan of the housing scheme. The alleged extension reportedly involves land in Mouza Kak and Sikihpur.
RDA records cited in the notice show an approved area of 2,424 kanals for Taj Residencia.
The scheme’s management has been directed to stop the alleged violations, bring development activities in line with the approved layout plan and submit its response within seven days. Further legal action may follow if the directions are not complied with.
Saffron City Also Faces Regulatory Action
RDA has separately issued a show-cause notice to Saffron City over alleged advertising, marketing and booking of plots without the required NOC or approval from the authority.
The approved area of Saffron City is reported at 882.85 kanals. The notice places the scheme’s marketing and booking activities under regulatory scrutiny pending compliance with the authority’s requirements.
The issuance of a show-cause notice does not by itself establish a final violation. The concerned managements are entitled to respond to the allegations and regulatory concerns raised by RDA.
RDA Expands Monitoring of Housing Scheme Marketing
The authority has also approached several government departments over allegedly unauthorized advertisements for private housing schemes appearing on social media platforms.
RDA has contacted NAB Rawalpindi, IESCO, SNGPL, PTCL, the District Collector and the Environmental Protection Agency in connection with the matter.
The move indicates broader monitoring of how private housing schemes promote projects and represent their approval status to potential buyers.
Buyers Advised to Verify Approvals
RDA has warned citizens against relying solely on advertisements or claims made by housing scheme developers regarding regulatory approvals.
Prospective buyers should independently verify a scheme’s approved layout plan, NOC status, approved land area and the specific block or extension where a plot is being offered.
Checking the latest information through official RDA channels before making a payment can help buyers distinguish between approved development and areas that may be subject to regulatory action.
