RAWALPINDI: The number of unlawful housing projects has exploded to a startling total of 405 in regions governed by the Rawalpindi Development Authority (RDA) and the district council, including localities like Murree, Taxila, Rawalpindi City, Gujar Khan, and Kotli Sattian.
According to reports, plot sales through illegal housing schemes have reached alarming levels in Rawalpindi, raising serious concerns for gullible locals.
The RDA has begun a comprehensive crackdown on unlawful and unfinished housing plans in response to this worrying trend.
In this operation, the site offices connected to such plans are demolished, and legal action is taken against their proponents.
According to the specifics, uninvolved persons who participate in these illegal housing projects frequently find themselves dealing with a wide range of problems.
These issues include the non-arrival of promised residential and infrastructure amenities, protracted project completion delays, and legal land title conflicts.
Despite the negative effects people who fall victim to unlawful housing schemes have, this dishonest and fraudulent industry thrives since there isn’t effective law enforcement.
RDA Director General Muhammad Saif Anwar Jappa has formed a task group to combat unlawful housing plans in an effort to stop this illegal activity.
According to an RDA representative, they have already taken action by tearing down the site offices and entrance gates of multiple unlawful housing schemes and filing lawsuits against the individuals responsible.
The sources further disclosed that there are only a few number of legally sanctioned housing developments in the RDA-controlled area and well-known Tehsil Rawalpindi locations.
Experts claim that the proponents of housing societies frequently disregard legal standards and occasionally sell more plots represented by files than there is actually land available.
According to reports, there are currently 37 town planning-approved housing projects, 18 unapproved and under-construction housing schemes, and 13 authorized housing schemes that fall under the purview of the RDA.
In addition, the District Council has authorized nine housing projects, including six in Taxila and four in Murree Tehsil, and 11 more are in various stages of development or are awaiting authorization.
The selling of plots in these illicit housing schemes continues despite the RDA’s massive crackdown, partly because there are far more unlawful projects than authorized and legal housing plans.
RDA spokesperson Hafiz Muhammad Irfan stressed that the RDA has started a significant crackdown against unlawful housing plans on the orders of its DG.
According to him, this all-encompassing strategy includes the registration of legal cases, the destruction of illegal constructions, and the imposition of significant fines.
