ISLAMABAD: The federal government has simplified documentation requirements for home loans under the Prime Minister’s Apna Ghar Programme, reducing the mandatory property paperwork to five documents to make housing finance easier to access.

According to a spokesperson for the Ministry of Housing and Works, the State Bank of Pakistan (SBP) has issued instructions to participating banks following directions from Prime Minister Shehbaz Sharif. The revised requirements aim to create a standard documentation checklist and reduce delays caused by lengthy paperwork.

The required documents include property transfer and possession letters, a site plan, a mortgage permission letter and mortgage registration documents. Applicants should confirm the complete five-document checklist with their bank before submitting an application.

The simplified rules cover several property categories, including certain cantonment and Military Estate Office properties, rural land recorded in official land registers, government housing schemes and Evacuee Trust properties. Eligible homes with Green Property Certificates issued by Punjab or authorised bodies in other provinces may also qualify for financing.

The ministry said the changes follow complaints from applicants about excessive documentation and difficulties in completing loan applications. Earlier, officials were informed that processing time for applications had been reduced to 15 working days, although actual timelines may depend on individual cases and the completion of required formalities.

The Apna Ghar Programme offers eligible applicants housing loans of up to Rs10 million for home construction. By standardising property documentation, the government aims to make the application process more straightforward, particularly for first-time home builders.

Applicants should review the latest official guidelines and confirm eligibility, financing terms and document requirements with participating banks before applying.
