Bahria Town Faces Regulatory and Legal Proceedings From CDA, RDA and NAB

Several Bahria Town-linked projects are facing separate proceedings involving the Capital Development Authority (CDA), Rawalpindi Development Authority (RDA), and National Accountability Bureau (NAB).

The cases involve different properties and regulatory matters, making it important for buyers and investors to verify the legal and regulatory status of the specific project, phase, or property they are considering.

One of the latest developments is a NAB auction scheduled for October 6, 2026. According to the reference report, commercial properties included in the auction have a combined reserve value of around Rs. 5.62 billion. The properties include commercial plots in Rawalpindi and The Aquatic Mall in Mouza Humak, Zone V.

The planned auction follows earlier actions in which NAB froze several high-value Bahria-linked properties, including Bahria Icon Tower in Clifton and Bahria Town Tower on Tariq Road, in connection with accountability proceedings related to the Bahria Town Karachi land case.

Meanwhile, separate proceedings are also underway before other regulatory authorities. The CDA is examining matters related to the planning and expansion of Bahria Enclave, while the RDA is handling separate Bahria-linked matters within its jurisdiction.

These proceedings should not be treated as a single case, as the CDA, RDA, and NAB have different legal and regulatory responsibilities and are dealing with separate matters.

For property buyers, the developments highlight the importance of checking the status of an individual property rather than relying solely on the name of a housing scheme. Planning authority, approvals, ownership records, and legal matters can vary depending on the location, phase, and specific property.
