Housing Boost: PM Apna Ghar Scheme Crosses Rs160 Billion in Loan Approvals

Pakistan’s PM Apna Ghar Scheme has achieved a significant milestone, with approved housing loans exceeding Rs160 billion, reflecting rising demand for affordable home financing and the government’s continued efforts to make homeownership more accessible.

According to officials, commercial banks have approved over Rs160 billion in housing finance under the programme, while loan disbursements to successful applicants are progressing nationwide. The initiative aims to support low- and middle-income families by providing affordable financing options to purchase or construct their own homes.

The scheme is expected to play an important role in addressing Pakistan’s estimated housing shortfall of nearly 10 million housing units. By making home financing more accessible, the programme enables more families to transition from renting to homeownership, helping improve long-term financial stability.

A key feature of the PM Apna Ghar Scheme is its subsidised 5% fixed markup rate for the first 10 years, allowing eligible borrowers to benefit from lower monthly repayments compared to conventional housing loans. To encourage greater participation, the Ministry of Finance is supporting partner banks through markup subsidies while also sharing a portion of the potential lending risk.

To further expand access to affordable housing finance, the government has recently allowed Non-Banking Finance Companies (NBFCs) to participate alongside commercial banks. The move is expected to increase financing options, particularly in underserved areas where conventional banking services are less accessible. Under the revised framework, eligible financial institutions can offer home financing of up to Rs10 million.

Beyond supporting aspiring homeowners, the programme is also expected to stimulate Pakistan’s construction and real estate sectors. Increased residential development generates demand across multiple industries, including construction materials, transportation, skilled labour, and allied services, contributing to broader economic growth.

Officials have also emphasized the need to strengthen insurance coverage for homeowners in the future, particularly to protect against climate-related disasters and other unforeseen risks, ensuring greater resilience for homeowners and the housing finance sector alike.
